The prices are under normal conditions of use, including water, gas and electricity, unless otherwise stated in the reservation agreement. For the use of wood for the fireplace, you pay a fee to the owner or contact person (depending on consumption). If additional heating with a gas stove, the first gas bottle is included in the price. For the special winter rates or promo prices the electricity is or is not included depending on the accommodation, see more details in your reservation agreement.
The prices are exclusive city taxes. City tax can be charged at arrival.
The booking is done by email. This type of reservation is binding for the client. You pay 20% of the total rental amount as deposit. Or if you also have booked flights through us you will pay they flights + 20% of the total rental amount as deposit. This deposit is charged immediately at reservation. When we’ve received the deposit to our account, guests will receive the rental agreement. The remaining amount you pay at the latest 30 days before arrival on our account. For reservations within the 30 days before the beginning of the rental period, the full payment is charged immediately upon reservation. If you booked the flights and/or rent a car through us these vouchers will be sent to you after we have received the remaining amount on our account.
A guarantee of 250,- euro till 500,- euro (depending on the property) is requested per stay. We ask to deposit the guarantee before arrival on our account. After the final cleaning of the rented accommodation, the guarantee will be refunded to your account, after deducting any compensation.
The arrival and departure day are free to choose. Unless otherwise agreed, check-in is possible from 16.00h and check-out till 11:00h. We ask you to plan your arrival between 16.00 and 19.00 hours. If this is not possible you should contact us to inform the expected time of arrival. If the client doesn’t contact us in time (not later than 12.00h on the day of arrival) to inform about the fact that the arrival can’t be between 16.00h and 19.00h, then there may be additional fees for the check-in outside these hours.
In the description of the houses and apartments is the maximum allowed number of persons mentioned. At the time of booking you need to inform us the number of persons that will use the property (including babies and small children). If there are any changes the client needs to contact us in advance.
The swimming pools can normally be used from April to October.
We cannot be held liable for any temporary decommissioning due to maintenance, defects or repairs.
Pets are not allowed to this apartments/villas.
It is strictly forbidden to smoke in this apartments/villas.
There are blankets or duvets and pillows available. Also sheets, pillowcases and towels are available to you. There is a mid-week exchange of bath and bedding (depending on the duration of your stay). For the special winter rates or special promotion prices there is no exchange of bath and bedding.
The rented property is privately owned, it is decorated to the personal taste of the owner. The kitchen is fully equipped with cooking facilities with accessories, fridge, ….
The final cleaning of the villa / apartment is included in the price from 6 nights or more. We do expect you to leave the villa / apartment tidy; sweeping the floor, washing dishes and put al the crockery back in place, removing and collecting bed linen, leave the BBQ clean, emptying garbage cans and bringing garbage bags, etc.
Cancellations must be written to us to be confirmed. The cancellation fee amounts up to 30 days before the rental period 20% of the rental amount. From 29 to 14 days before the beginning of the rental period, 50% of the rental amount. If cancelled later or no show, the entire rent will be due. For this fee you can ensure by taking a cancellation insurance. We advise you to take in addition to a travel insurance, a cancellation insurance.
Note: the rent does not include flights. Flights are paid in full immediately upon booking and are non-refundable. Only if we receive a refund from the airline can you receive a refund plus costs.
If the owner is forced by circumstances beyond its debt to cancel a reservation, Like Algarve will give the tenant another house of a similar nature and price. Should this not be possible or the tenant is unable to accept this offer, then the owner will refund you the rent already paid, however without compensation of any possible damage.
If you want to rebook, change or add something to your booking after the deposit is paid, we ask an administration fee of € 30 incl. VAT and the price difference if applicable.
In periods of drought, especially in summer, the supply of water in a village may be closed for shorter or longer periods (a day). The supply of electricity can also stagnate for several hours in the event of an emergency. This is beyond our control and you cannot be held responsible for this.
If there are complaints then the clients have to inform the contact person. If the complaint can’t be solved at the moment the client needs to make a written complaint. When the client leaves the accommodation earlier then the check-out day without informing the contact person, the owner is free of any cost or compensation. Complaints that are not solved need to be submitted written within one week after the end of the rental period.
During the stay, the tenant is liable for the house, the decoration and all matters to the leased object. Any damage caused by the tenant or tenants must be reported immediately to the contact person and be reimbursed. Before your departure, the contact person checks the accommodation. The owner can accept no liability or responsibility for damage or inconveniences in any form and from any cause whatsoever arising, for tenants or others who are in or at the rented house.
